Okanagan Lawns: How to Mow Through a Dry Summer (and a Dry Fall)

Keep the blade sharp, mow when the grass is dry, and leave the clippings. If the lawn goes brown, it's dormant, not dead. Mow only when it grows. In Kelowna, Vernon and Penticton, that advice still applies this October.
Why are Okanagan lawns so dry?
The valley sits in the rain shadow of the Coast Mountains. Wet Pacific air drops its rain on the coast first. A federal soil survey calls the Okanagan climate "very dry," with hot, dry summers. It also says those summers leave the soil short of water all season.
The valley floor is in the Ponderosa pine and bunchgrass zone. That's the driest and warmest zone in B.C. Here's what Environment Canada's climate normals show for our three cities:

Compare that to Nanaimo, which gets about 1,165 mm a year. Kelowna gets about a third of that. July highs in Kelowna and Vernon average about 28°C.
Lawns drink a lot of that scarce water. Kelowna says watering lawns and gardens uses about 24% of all water in the Okanagan.
What are the watering rules on October 1, 2026?
All three cities still have limits in place. This was a hard drought year. The Penticton area got less than 30% of its normal rain and snow.
- Kelowna: Stage 2 since August 6 for City and Glenmore-Ellison (GEID) customers. Odd addresses water Tuesday and Saturday. Even addresses water Wednesday and Sunday.
- Vernon: Greater Vernon Water has been on Stage 3 since June 4. No lawn watering is allowed. The RDNO says Stage 3 stays in place as the season winds down.
- Penticton: Stage 2 since May 1, until further notice. Odd addresses water Tuesday and Saturday. Even addresses water Wednesday and Sunday.

How high should I mow a lawn in a drought?
High. All three local governments say the same thing in their own words:
- Kelowna: most lawns do best at 6 to 9 cm (2.5 to 3.5 inches).
- Regional District of North Okanagan (Vernon): keep the lawn at least 6 cm (2.5 inches) long.
- Penticton: keep the lawn above 2.5 inches.
Why does height help? Kelowna says taller grass shades new growth and cuts down on water loss. Penticton adds that longer grass shades the roots and holds more water. Short grass bakes in the sun. On a 28°C day, that shade counts.
Most mowers have a lever or dial on each wheel. Set them all to the same notch. Then measure a cut patch with a ruler. Many people find their "high" setting is lower than they thought.
How much grass can I cut off at once?
No more than the top third. Penticton puts this in its water tips. A big cut stresses grass that's already short of water.
Here's an easy way to use the rule. Say you want the lawn at 6 cm (2.5 inches). Mow when it reaches about 9 cm (3.5 inches). You take off 3 cm, which is one third.
The RDNO also says clippings should be under 2.5 cm (1 inch). Short bits break down fast and sink out of sight.
Got behind and the grass is long? Don't scalp it in one pass. Take a third now. Wait a few days. Then take a little more.
Should I mow a brown, dormant lawn?
Only if it's still growing. The RDNO says a brown lawn is only dormant, and it will come back when conditions improve. It also says letting a lawn go dormant pushes roots deeper. Kelowna's lawn factsheet puts it simply: grass goes brown in summer.
A dormant lawn barely grows. So skip a week, or two, when nothing needs cutting. Mow the green spots and weeds that pop up when they get tall. That's often just a quick pass along the edges.
This matters most in Vernon this year. With no lawn watering since June 4, many Greater Vernon lawns are dormant. That's normal. Don't try to green it up with extra cuts.
Does a sharp blade matter more when it's dry?
Yes. Kelowna warns that dull blades tear the grass. That leaves it open to disease and heat stress. A torn tip turns brown and loses water faster than a clean cut.
Look at a few blades of grass after you mow. Clean, flat tips mean the blade is fine. Ragged, white or shredded tips mean it's time to sharpen. Our post on sharp mower blades covers the signs.
When is the best time of day to mow in the Okanagan?
The RDNO gives two simple tips. Mow when the grass is dry. And mow late in the day, when the heat eases off.
Just watch the clock. Two cities set quiet hours for lawn equipment:
- Vernon: no motorized lawn or garden equipment from 9 p.m. to 7 a.m.
- Penticton: no motorized lawn equipment from 10 p.m. to 7 a.m.
So an early evening cut works well in both. It's cooler, the dew isn't down yet, and the neighbours are still up.
Should I bag the clippings or leave them?
Leave them. Kelowna, Penticton and the RDNO all say so. Penticton calls clippings mulch. They shade the soil and help it hold water. The RDNO calls it grasscycling, and our post on leaving grass clippings explains how it works.
One Kelowna rule to know: the Good Neighbour Bylaw says you can't push grass cuttings or leaves onto the street. Blow them back onto the lawn, not the road.
Can I just let the grass grow long to save water?
Taller is good. Too tall can bring a bylaw letter. Kelowna's Noxious Weed and Grass Control Bylaw No. 8133 sets a limit of 20.32 cm (8 inches). If you ignore an order for 10 days, the City can do the work. The cost goes on your property taxes.
In Vernon, the Good Neighbour Bylaw lets the City send a notice to cut grass. You get 14 days to fix it. After that, the City can do the work and add the cost to your taxes.

How long will I keep mowing this fall?
Keep cutting while the grass grows. Kelowna's first fall frost comes around September 28 on average. Penticton's comes around October 6. Growth slows after the frosts start, so the gap between cuts gets longer.
Keep the same high setting for the last few cuts. The Province says lawns need only 1 inch (2.5 cm) of water a week. Penticton averages only about 26 mm of rain and snow in all of October. Next year may be dry too. The RDNO says drought forecasts point to more water challenges in 2027. A lawn mowed high this fall goes into winter in better shape.

Can I water my lawn in Vernon right now?
